The Home Information
Pack is a set of documents that are provided by the seller to assist
in the selling of a property.
Wimbledon
hips aim to deliver all the required documents necessary for the marketing
of your property within 3 working days of receiving an instruction from
you as a "HIP Lite".
HIP Lite consists of: Index sales statement, EPC, PIQ, Land registry
title and plan.

Home Information Pack consists of 'Required Contents' and 'Authorized
Contents'. All Information in the pack has to be listed within the Index
section.
Required Contents:
Index - an index of all documents included in the pack,
as well as any missing documents that are to be included later.
Sales Statement - a brief statement of the property
being sold.
Energy Performance Certificate (EPC): An energy efficiency
rating and an environmental impact rating.
Property Information Questionnaire (PIQ).
Land Registry Title and Plan - up-to-date official
record of the land owner.
Standard searches.
Additional Documents for Leasehold Properties - Including
management information, copy of the lease and landlords details.
Copy
of the New Homes Warranty - Only applicable for new builds
or converted properties.

Information Identifying the Property - Maps, plans or drawings.
Warranties and Guarantees.
Additional Searches - Environmental searches, mining searches, flood
risk search or searches relating to telecommunications or transport.
